What will it cost?

Cost can depend on a wide variety of factors, including tile or no tile, LVT or carpet, custom carpentry or store-bought shelving. If you can dream it, we can build it. However, the bigger the dream, the more it will cost. At Rosie, we do our best to nail down a number that will fit your dream and your budget.  Whether your bathroom budget is $12,000 or $35,000, we work with you to give you the remodel of your dreams. Whether your addition budget is $40,000 or $120,000, and so on and so forth! Give us a call for a free estimate today.

How long will my project be?

We understand that by the end of a project, you're ready to have your house back to just you and your family. Large projects will, of course, take longer, while smaller projects can take as little as a week or a few days. The average powder room remodel can take about a week, while a large project such as an addition can take 6 weeks. We have the expertise to give you a proper timeline before your project begins so you know what to expect.

Will we need permits and inspections?

Depending on the project, we may need to pull permits with your individual jurisdiction. These can include insulation permits, electrical permits, plumbing permits, new build permit, etc. These require 'rough inspections', meaning the inspections done when the walls are open and an inspector can look at the materials that will be hidden behind walls, and 'final inspections', meaning the inspections done after everything is closed up and ready for use. These permits and inspections are generally included in the price of your estimate! All inspections and permits are generally scheduled and pulled by the contractor.

Will we need an architect?

Most smaller remodels and projects do not require an architect. However, if you are removing walls in an existing home or adding to an existing building, you will most likely need plans drawn up by a licensed architect.  We do have a licensed architect that we partner with and can walk you through the process of developing a design for your new build. The price of these plans will be included in your estimate unless otherwise specified. 

What about interior design?

We have a skilled artist on hand that will be able to supply you with renderings, designs, suggestions, and selection.

Do we use subcontractors?

We use subcontractors for anything we don't specialize in. It's always better to leave it up to the experts! Our subcontractors are all licensed and insured.

Are we licensed and insured?

We are licensed and insured in both PA and NJ through State Farm!

What work do we specialize in?

We specialize in a variety of things here at Rosie. We are experts in additions, bathroom remodels, kitchen remodels, basement remodels, sunroom renovations, door and window replacements, custom fireplaces, and much more. We install chair rails and specialty carpentry. 

How do we calculate our prices?

We calculate our prices by adding together the materials required, the labor required, the overhead required, and the cost of design and permits/plans required.

Do we offer free estimates?

We offer free in-house and over-the-phone estimates depending on the project at hand. Estimates are subject to change as the project developes  before an invoice is issued. After an invoice is issued, any price changes will be negotiated between the customer and Rosie and added to the invoice.

What guarantees do we offer?

We offer various warranties that can be negotiated at the time of invoice. 

What's the payment structure?

Most payment structures for jobs are done on a 30-30-30-10 basis. 30% deposit, 30% at two additional milestones, and 10% upon completion.

Do we carry General Liability Insurance?

Yes and certificates are avilable upon request.

How long does it take to get an estimate?

Generally, we are available for same day/same week estimates.
